If the online application has been filled out correctly and we received all the necessary documents required, it will take up to 48 hours.

You will be required to provide half a month's rent for your damage deposit, and a $50 pet deposit - if you have a family pet.

No, there is no monthly fees, unless you are late on rent payments.

Although there is no regulatory requirements when it comes to purchasing renter's insurance in Canada, we strongly recommend you do. In case of floods, fires, or theft.

Heat, water, and internet are included in your rent!

You will have to contact a provider to set up the service. Either visiting their website or calling them directly. For our building, you will have to contact Manitoba Hydro to set up monthly payments for hydro.

1310 Archibald already provides residents with internet through FASTNET. For cable, you will have to purchase your own provider such as Shaw or BellMTS.

Similar for the residents, do not smoke inside the building, do not disturb other Residents, etc.

No, we do not have longer leases and we do not accept rent in advance

You would need to submit another security deposit for that new unit. As per the Residential Tenancies Branch (RTB) rules and regulations.

A tenant must get the landlord's written permission to assign or sublet their place to another person. A landlord can't refuse without a good reason. The Patio and Dog Park at 1310 Archibald Apartments are open to Residents anytime!

Yes, we have both outdoor and underground parking available.

There are no washers and dryers in the suites. Instead, we have a laundry room on each floor.

Yes! We are a pet-friendly building with a dog park near our Garden/Patio area! 1310 is also nearby many green spaces like Niakwa Park.

Residents moving in with pets will have to pay the pet damage deposit. Our deposit is 50$.

There are no weight restrictions at 1310 Archibald, however we do ask to meet the dog during the application process to approve.

Yes! We have a dog park available for our residents beside our Patio area.

All our suites have Stainless Steel Appliances that include a stove, a microwave, a hood range fan, a fridge, and a dishwasher.

No, we are not allowed to hold any packages or mail for residents.

The fitness center at 1310 Archibald Apartments is open 24/7.

We have different types of cardio machines available such as treadmills and stationary bikes. We also have an incline bench and a cable machine.

No, however, we do ask residents to be mindful of their noise levels after 10pm.

The nearest cross street is Fermor on Royal Salinger Road.

Yes! 1310 Archibald Apartments are very close to major bus routes like #16,#57, and #75

We are conveniently located near Niakwa Park, Windsor Park and the Southdale St. Vital area.

1310 Archibald Apartments is located in the Louis Riel School Division.

While there are many parks in the area, the closest off-leash dog park is Mazenod Park which is an 18-minute drive from our building. Of course, our off leash Dog Park at 1310 Archibald Apartments is a great alternative if you don't want to travel far!

The Niakwa Trail goes down the Trans-Canada Highway and is 4.1km and is a great length for stretching your legs or going for a bike ride!

The nearest shopping centers are the Southdale Square and the Southdale Shopping Center, 5 minutes away.

Maintenance

We ensure your suite is clean and ready for your move-in date and that you have your key-fob access and parking pass - if applicable.

Yes, 1310 Archibald has on-site maintenance. You can request any maintenance work by logging into the Resident Portal at https://thorwin.securecafe.com/residentservices/apartmentsforrent/userlogin.aspx

You can call the office at (204) 981-1848 or submit a maintenance request via the Resident Portal on our website!

In order to submit a maintenance request, you must visit https://thorwin.securecafe.com/residentservices/apartmentsforrent/userlogin.aspx and log in using your username and password. Once logged in, you will be able to submit your request online.

No - a notice of entry will be given at time of repair and residents do not need to be present.

We have on-site management that can assist you during regular office hours from 8:30 a.m. - 4:00 p.m. After hours, you would call 204-222-2422 - listen to the prompts and you will be able to reach the on-call person for assistance.

You can decorate the apartment. If you plan to paint a wall a different colour and then later decide to vacate, it is your responsibility to paint it back to the previous colour or it will be deducted from your rent deposit.
